If your flat roof is leaking, blistering, or just looking tired, the big question is usually the same: do I repair it, or replace it?

The age of the roof
Modern flat roofs, correctly installed, typically last 20+ years. Some materials last longer, some less.
- Under 10 years old: repair is usually the sensible option.
- 10–20 years old: it depends on the condition and how much needs doing.
- Over 20 years old: replacement is often more cost-effective, especially if repairs are becoming frequent.
The extent of the damage
A single localised issue — a small blister, a cracked seam, a damaged flashing — can nearly always be repaired. But if the damage is spread across the roof, or the roof is showing multiple failure points, patching it up starts to become a losing battle.
Key questions we ask:
- Is the failure in one place or all over?
- Has it leaked before?
- Are we chasing leaks (fix one, another appears)?
The condition of the roof deck
The deck is the timber (or other structure) underneath the waterproof covering. If it's dry and sound, repair is usually possible. If it's damp, rotten, or spongy, replacement is the only proper option — you can't fit a lasting waterproof covering onto damaged timber.
Water pooling on the roof
Flat roofs should have a slight fall to allow water to drain away. If yours is pooling water for more than a day or two after rain, the roof has drainage problems that a simple patch won't fix.
How often you're calling out a roofer
If you've had two or three repairs in the last few years and the roof is still causing issues, replacement almost always works out cheaper in the long run.
The material matters
Older flat roofs were often felted, and felt has a limited lifespan. Modern alternatives like GRP (fibreglass) and EPDM (rubber) are far more durable.
If you're replacing an old felt roof, upgrading to a modern material is usually a smart move — it can add decades of trouble-free service.
When repair is the right choice
Repairing your flat roof usually makes sense when:
- The roof is under 15 years old
- The damage is localised
- The deck underneath is dry and sound
- You've had no other issues
- The material is still in good general condition
When replacement is the right choice
Replacement is usually better when:
- The roof is 20+ years old
- Repairs have become a regular event
- The deck shows signs of damage
- The roof has drainage problems
- The current covering is at end of life
